Maintenance Charges

Routine maintenance is covered by us! Never hesitate to call maintenance or submit a work order, we're here to help! You will only be charged for damage that occurs as a result of your use of your apartment and appliances or your neglect to inform us of a problem. Below are some examples of avoidable charges:

  • Clogged Toilets : Whether the toilet is clogged because of your use, or because inappropriate items were flushed (such as baby wipes, tampons, etc.) , you will be charged if we have to plunge it. You can avoid this expense by investing in a plunger.
  • Burst Pipes : Frigid winter weather can cause your pipes to freeze and burst which can cause a lot of damage. However, it's completely avoidable. Make sure your thermostat is always set to at least 65° in the winter, even if you are not home. On particularly cold days you may also want to leave your faucet on a drip and open doors to cabinets which contain pipes so heat can reach them.
  • Clogged Garbage Disposals : Make sure you are mindful of what you put in your disposal and never pour grease in it. If you do encounter a clog, be very careful in addressing it. Be sure the disposal is off before sticking your hand in. If the clog has advanced into the pipes you’ll need to call us to fix it.
  • Locks : If you lose your keys we will have to change the locks for security reasons at your expense. If you are locked out of your apartment after hours, you will need to call Dave & Harry Locksmiths for assistance at your expense.
  • Trash : Electronics can not be disposed of in the trash receptacles at your property. You will need to take them to a recycling facility or call R+B@Home to remove it for you. If we have to clean up your trash because you have left it anywhere other than the dumpsters we will charge you for doing so.

How Much Do We Charge?

Our Labor Rate is $30-50 per hour, with a minimum labor charge of 1/2 an hour. The Overtime Labor Rate, for services provided outside of regular hours (M-F 8AM-5PM), is double. Labor charges for service are due on the first of the month following the completion of the work (payable with your next rent payment).

How Long Does it Take to Complete A Work Order?

As you might expect, meeting the emergency and routine service needs of 1,000+ apartments is a big job – and one that we take pride in doing well. We provide 24-hour emergency service (no heat, flooding, storm damage to your unit, or any life-threatening issue) for your protection and peace of mind. Routine service requests are normally completed within 2-3 business days, however we do prioritize our work and you may experience a longer wait for service during the busy “moving months” of July, August, and September.
